Position Overview:

The Real Estate Financial Analyst will work alongside the CEO and Founder, as well as the Director of Operations to provide underwriting and financial analysis services to the company for acquisitions and asset management. This individual will play a pivotal role in expanding our portfolio by identifying, analyzing, and executing multifamily property acquisitions. The ideal candidate will have a strong background in multifamily transactions, underwriting, market research, asset management, and real estate finance and lending. The financial analyst will be responsible for regular underwriting activities for Focused Capital as well as advanced Excel modeling to adapt prior underwriting models to monitor those investments as the company grows.

Responsibilities:

  • Underwrite potential real estate acquisitions and collaborate with CEO/Director of Operations team to maintain/adjust inputs to acquisition underwriting model(s) to inform investment decision-making
  • Identify new potential multifamily acquisition opportunities through market research and analysis.
  • Be involved in the preparation and presentation of acquisition opportunities to the CEO/Founder (i.e. making recommendations and explaining underwriting assumptions)
  • Collaborate with the Investor Relations team on the preparation of investment reporting metrics (IRR, cash-on-cash, unrealized gains, etc.)
  • Assist with the preparation of Fair Market Value calculations to assist Asset Management
  • Demonstrate knowledge of private equity fund structures, complex real estate or private equity transactions and understanding of fund governing documents
  • Lead and work on ad hoc client projects and internal initiative
  • Monitor asset performance post-acquisition and work closely with the asset management team to ensure alignment with business objectives.
  • Stay up to date with industry trends, market conditions, and competitor activities to inform acquisition strategies.
  • Assist in preparing quarterly and annual reports for investors and stakeholders.

Required Education and Experience:

  • Bachelor's degree in real estate, accounting or finance
  • 2+ years of underwriting experience in either Real Estate Private Equity, Private Equity Funds, or other financial institutions where the candidate has gained financial products knowledge
  • General knowledge of real estate transactions and syndication models
  • Experience in preparing underwriting models to match complicated waterfall and organizational structures
  • Comfortable in understanding and navigating through partnership agreements and fund legal documents
  • Strong attention to detail and accuracy
  • Superior problem solving, analytical, judgment and decision-making skills
  • Ability to think independently, prioritize, multi-task, and meet deadlines
  • Extensive Microsoft suite skills
  • An ability to work under pressure to meet tight deadlines and balance multiple priorities
  • Strong organizational skills with the ability to own and see projects to completion
  • Self-motivated and proactive with the ability to work independently as well as be able to effectively work on a team

Desired Qualifications

  • Prior experience working for an institutional multifamily or other private equity real estate firm with Midwest or National reach.

Compensation:

$75k Salary plus performance bonus up to $25k+

Position Type/Expected Hours of Work

This is a full-time position; hours of work will vary Monday - Friday. Mostly Office-based, with 1 flex day per week to work where desired.

Travel

This is a primarily local assignment during the business day, although some out-of-area travel may be expected.
